What We Do to Sell Your Home
In order to achieve optimal results with the sale of your home, there are two critical things to do correctly. First of all, establish the correct list price and second, prepare your home for sale with professional staging and decluttering. We will guide you seamlessly through both of those processes.
1. Comparative Market Analysis
We will help you reach a realistic and competitive listing price for your home based on similar homes. In order to sell your home in a timely manner at the optimal sale price, the listing price is critical. We provide a comprehensive comparative market analysis (CMA) and will sit down with you to discuss recent comparable sales in the area to establish the correct list price. An overpriced home leads to longer days on market, the potential to become stale on market, and actually sell below market value. The best time to sell a home is in the first two weeks on the market as that is when the property receives the most market exposure.


2. Provide a Comprehensive Marketing Timeline
Concurrently with discussing the best list price for your property, we provide an itemized timeline as to what preparations are required leading up to the day the home goes on market. Additionally, a second timeline is prepared, itemizing the marketing launch for the week(s) the property is on the market so the homeowners are well versed on both the preparation and property marketing.
3. Staging and Home Preparation
We work with professional stagers, stylists, and home organizers to launch your home for market including decluttering, furnishing, touch-ups, and minor repairs. A list will be provided of what is required and what the property owner’s responsibilities are and what our team will be responsible for.
4. Marketing and Promotion

5. Follow-Up
We maintain close contact with you throughout the listing period and provide regular market updates. We consistently track all property showings by contacting showing agents for property feedback. The website traffic is also monitored and feedback is provided.
6. Offer Process and Purchase and Sale Agreement
Our job is ensuring all agents that showed the property are notified of any offer registered. We work as professionals to ensure any offer is presented to our seller and dealt with fairly and according to RECO guidelines. We review and explain all offers and negotiate the best possible deal for you. We thoroughly discuss with our clients the attributes of any or all offers and collaboratively decide the best strategy for our sellers in order to protect their best interests.
7. From Firm Sale to Closing
- Liaise with the seller’s lawyer to coordinate the closing of your property
- Present for any purchaser visits at the property
- Assist in providing a list of professional movers, packers, etc.
- Available for any questions or concerns that may arise during this time
